Where on the island
Guam is small enough to drive end to end in an hour, and different enough that where you buy changes what you get. Here is how the island splits, and who each part suits.
Yigo · Dededo · Tumon · Tamuning · Barrigada · Mangilao
The busy side of the island. Tumon is the hotel strip, Tamuning has the hospital and the airport, and Dededo is the largest village on Guam. Shops, restaurants and schools are minutes away rather than a drive away.
Best for rental income, condos and commercial space — and for anyone who wants to be near everything.
Ask Chris about the northMongmong-Toto-Maite · Hagåtña · Agana Heights · Sinajana · Chalan Pago-Ordot · Asan-Maina · Piti · Yona
The capital and the hillside villages around it. From here you are ten to fifteen minutes from either end of the island, on established residential streets, with ocean views from the higher ground.
Best for families, and for buyers who want a short drive in both directions.
Ask Chris about central GuamSanta Rita · Agat · Talofofo · Umatac · Inarajan · Merizo
Green, quiet and close to the water. Lots run larger and cost less than in the north, village life is more traditional, and the coast road is the reason most people move here.
Best for buyers who want land, space and a slower pace, and don’t mind the drive into town.
